Despite the sweeping harbor views, sales at 1 Brooklyn Bridge Park were initially sluggish, until a triplex penthouse in the building smashed the modest Brooklyn condo price record with an $8.495 million sale. With so many captive BroBos, the only question remained: What to do with that 72,000 square feet of retail space?

Prices in the building range from $450,000 for studios to $7 million for the penthouses, according to Rachel Poggi of the Developers Group, the director of sales. The development?s massive inventory contrasts with its brownstone surroundings, making it more comparable to waterfront developments in Williamsburg and DUMBO, said Poggi.

The kids are alright

At One Brooklyn Bridge Park, a waterfront condominium complex in Brooklyn Heights that frequently recieves visits from families, "the kids get wowed by the space" in the building's two- and three-bedroom apartments, said Rachel Poggi, director of sales at the 14 story building, which is currently 56% sold.

Moving On Up

This 14-story, 438-unit building, housing everything from spacious loft apartments to townhouses to penthouses, overlooks the East River and is situated within Brooklyn Bridge Park. "Lovely Brooklyn Heights is already well known for being a great family neighborhood," says Highlyann Krasnow, executive vice president at The Developers Group.

New Developments Rolling Out Fitness-Based Amenities

"In a lot of buildings, people are excited because there's a fitness center and it turns out to be a few pieces of cardio equipment and a couple of weight machines," said Rachel Poggi, the director of sales for One Brooklyn Bridge Park, a condo conversion in Brooklyn Heights, which has a 3,000-square-foot gym with dance and yoga studios, a golf simulator and a billiards room.

One Brooklyn Bridge Park also stayed near the top with a third-place 101 sales. Of course, the list skews in favor of buildings with lots of unsold inventory, so the top ten buildings aren't exactly shockers.

The chefs lived in a 4,638-square-foot, four-bedroom waterfront triplex penthouse which features views of Manhattan and Brooklyn, including the Statue of Liberty and the Brooklyn Bridge.

There, the cuts varied from just a few percent to as much as a 30% discount, depending on the location of the apartment in the 438-unit building. Prices for the apartments, which range from humble studios to three-bed, three-bath penthouses, range from $425,000 to $7 million. The opening of two portions of the Brooklyn Bridge Park, which is basically the building's backyard, also helped lift sales, noted Rachel Poggi, director of sales for One Brooklyn Bridge Park.

To Sell Apartments, Furnishing Is No Afterthought

It wasn't just the swinging chair, strung from the ceiling, that was distracting. When apartment hunters stepped into the third-floor studio for sale at 650 Avenue of the Americas, they found a white leather circular bed with red pillows and a hanging L.E.D. lamp with colors shifting from green to blue. Some said it reminded them of the film "2001: A Space Odyssey."

"We've had a great amount of attendance. Almost 10,000 people each day coming here on the weekends to visit Pier 1 and 6. And during the week we have 5,000 people a day," said Brooklyn Bridge Park President Regina Meyer.
